About the role

Zillow is looking for a Transaction Manager to lead all aspects of the real estate transaction for single-family home purchase and resale from open escrow through diligence review and closing documentation, as well as supporting various central operations functions. In addition, they will provide excellent customer service to external buyers and sellers. The role requires a working relationship with external customers and broker/agent professionals, internal and external title/ escrow and mortgage teams, and internal investments, treasury, legal, utilities, compliance, HOA, insurance, and renovations teams. The Transaction Manager will WOW their customers by possessing outstanding organization and time efficiency skills to execute a consistent, seamless experience for home sellers and purchasers.

You will Represent Zillow’s interest as a purchaser or seller, while also paying acute attention to the external customer’s needs. Communicate with Sellers, Unrepresented Buyers, and Buyer's Agents to answer questions, remove roadblocks, and facilitate the best experience for all parties involved. Coordinate activities among various internal teams to ensure seamless transitions from purchase closing to ownership through resale closing. Handle scheduling of critical activities required for the transaction to progress. Proactively anticipate issues to resolve quickly, efficiently and effectively. Possess multi-market expertise in order to manage purchase and resale transactions in assigned markets which may include multiple jurisdictions across many states. Provide transaction oversight, perform licensed and unlicensed activities, and ensure regulatory file compliance from contract execution through closing. Prioritize critical deadlines and use business judgment to protect the company’s investments, limit exposure and improve returns. Direct collection, review and execute all documents and data required for diligence, closings, onboarding and offboarding of assets including, but not limited to: Draft, review and approve select contracts, addenda, amendments and disclosures; Review and approve open escrow documentation, earnest money requests, diligence items, HOA documents and restrictions, title commitments, taxes, leases, and disclosures; Review, verify and approve closing packages including but not limited to: HUD-1/ settlement statements, taxes, prorations, closing costs, title policies, escrow instructions, commissions, credits, concessions, and deeds. Manage closing wire requests and provide title/escrow with approval to close transactions. Communicate effectively with stakeholders inside and outside the business to drive the transaction forward, including updating systems in real time.

This role has been categorized as a Hybrid position. “Hybrid” employees regularly work at an existing ZG corporate office for approximately 10 to 80 percent of their time each month, and the rest of the time they may work from a remote physical location of their choice within a reasonable commuting distance from the corporate office which must be identified to the Company in advance. The Recruiter and Hiring Manager will set expectations on the employee’s preferred time in office. ZG has not defined a reasonable distance, and expects employees will use judgment in determining this for themselves and understand the implications re: time commitment and cost of daily commute.
