If you’re interested in a fast-paced, ambiguous, and highly-collaborative environment that’s more start-up than big company, we want to talk to you.The Transaction Manager is responsible for supporting Real Estate Managers in the on-going management of projects. They will work with business leaders to execute on short- and long-term strategies; work collaboratively with both internal and external stakeholders to ensure the business needs are being achieved on-time; ensure smooth transition of projects through the development life cycle. The Transaction Manager will report to the Sr Manager, Real Estate.Responsibilities:· Manage a high volume of large, complex real estate transactions, including acquisition of leasehold or fee simple ownership interest in buildings· Partner with Store Development, Legal, Finance, Operations, and other stakeholders to ensure on-time delivery of stores· Innovate and execute processes and tools to ensure the complete cycle from site identification through deal execution is completed consistently and at a predictably fast pace· Create, innovate and implement a relevant system of metrics to plan, manage, measure and evaluate performance related to the transaction process· Effectively communicate expectations, requirements and status of deals to key business partners – both internal and external.· Manage an ever-changing variety of internal initiatives and projects· Continue to build a culture of speed, flexibility and frugality with all business partners· Help build a best-in-class transaction management operation.


· Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture, Urban Planning or related field or 2+ years of Amazon experience· 3+ years’ experience in real estate deal management· 3+ years’ experience negotiating contracts, leases, amendments, development agreements and similar documents· Experience developing and implementing process improvements to increase efficiency· Experience establishing and maintaining relationships with landlords, brokers, and other external partners


· Ability to effectively communicate Amazon requirements to various audiences (e.g. senior management, peers, public officials, vendors, etc.).· A track record of delivering high quality projects in an atmosphere where speed, flexibility, frugality and heavy workload are the expected norm.· Experience with land-use planning, entitlements, permitting, and ground-up real estate development.Amazon is committed to a diverse and inclusive workplace.
