Job Description

The primary purpose of the Building Trades Assistant Superintendent is to provide supervision to the building trades functions within Operations and Maintenance as well maintenance, repair, and response to emergencies for the campus electrical distribution system. This area provides maintenance and repair services to campus electrical systems and facilities, including building interior, exterior, roofs, doors, windows, electrical equipment, and campus wide electrical distribution system, including high voltage equipment and the campus-wide digital SCADA system which helps manage this high voltage electrical distribution system. It also includes the campus-wide card access and lock systems, the campus wide video monitoring system, and various maintenance and repair services for lighting, elevators, and alarm systems. The Building Trades Assistant Superintendent is responsible for coordinating with contractors providing services within these areas.

Duties include:

  • Supervises, plans, and schedules work, and ensures that all assignments are properly manned for maintenance and repair functions in electrical and carpenter/ paint/ sign/ building access areas. Often this includes identifying and scoping work which cannot be accomplished in- house for accomplishment through outside contractors.
  • Monitors and ensures budget compliance within assigned areas.
  • Conducts comprehensive inspections of work completed and in progress, including contract and design work.
  • Maintains responsible charge for time tracking within department.
  • As supervisor, responsible for compliance with performance goals and performs EDE reviews, also responsible for personnel and payroll actions.
  • As supervisor, is on-call for emergency situations on Campus after hours and is responsible for maintaining an on-call list for all non-work hours.
  • Maintains control of physical assets and reporting of same. Responsible for developing and upgrading employee work skills.
  • Assists in coordinating work of various contractors in the building trades and electrical work and to ensure that work performed by personnel meets quality and productivity goals.
  • Assists in coordination, direction, and sometimes supervision of contractor work in building repairs/ modification, underground electrical utility maintenance, coordination with related outside utility companies, electrical equipment repair and maintenance, including high voltage equipment. Includes the locating of various campus utilities for coordination of such work. This includes participating in project design reviews and/ or construction inspection/ management
  • Assists in the operation, maintenance, troubleshooting and programming of the campus centralized card access control system and the campus centralized video surveillance system. Often this includes coordinating work which cannot be accomplished in- house for accomplishment through outside contractors.
  • Participates in the maintenance, operation, and repair of the UTC underground high voltage electrical system. Sometimes coordinates with contractors in the modification and repair of this high voltage system and assists in the operation of this system. This includes keeping the campus high voltage one- line diagram up to date.
  • The nature of maintaining the high voltage system requires that this position participate in the rotating on- call assignment in Facilities.
  • Responsible for electrical equipment to include AC and DC power supplies, circuit breakers, transformers, generators, lighting equipment, clock, and bell systems, wiring in buildings and outdoor areas, and motors for pumps, fans, compressors, etc. Includes testing, adjusting, sequencing, synchronizing, and alignment.
  • Participates in the maintenance and coordination of campus elevator system, including coordination with and inspection of work by elevator maintenance contractor
  • Responsible for preventive maintenance program for building and infrastructure systems, as they relate to the assigned shops. Includes maintaining cognizance of all underground electrical utility systems, including one- line diagrams for use in troubleshooting and emergency repair.
  • Responsible for extensive computerized electrical metering and SCADA system installed campus- wide.
  • Assists in other Facilities Department functions as required. The position also assists the O&M Superintendent and acts on his behalf in his absence.

The Ideal candidate will possess the following:

  • Ability to communicate effectively verbally and in writing.
  • Ability to read drawing and blueprints.
  • Computer literate and ability to understand and operate electrical computerized control systems.
  • Experience with project design reviews and/ or construction inspection/ management.
  • Ability to manage multiple project priorities and direct the work of subordinates and contractors in accomplishing these priorities.
  • Ability to manage within a prescribed budget, tracking progress against budget constraints.
  • Must have a valid driver's license.

Qualifications:

High School Graduate or GED equivalent; 4 years successfully- completed training in a recognized electrical apprenticeship program; requires extensive knowledge of electrical systems, including high voltage systems; requires at least five years' experience in the supervision and management of maintenance and repair type work; must be able to work in extremes of weather conditions, confined spaces, indoors and outdoors; subject to exposure to various solvents, gases, oils, greases, fuels, noise, vibration, and other potentially hazardous situations and locations; and may be required to work at heights to 50 feet, both from a ladders and a bucket truck.
